Albany has the highest median household income of any city between Portland and Medford — $78,114 (U.S. Census, ACS 2020–2024, Table B19013) — and the lowest housing cost burden. Two numbers, and why they disagree
Look up Albany on two sites and you get two different answers. Redfin says the median home sold for $441,208, -4.1% year over year. Zillow says the typical Albany home is worth $434,335, +0.2% over the past year.
Those point in opposite directions, and both are correct. They are not measuring the same thing.
Redfin’s figure is the middle price of the homes that actually closed. Zillow’s is an index built from its estimate of every home in Albany — sold, listed, or not for sale at all. A median sale price moves whenever the kind of house selling changes, even when no individual home changed value. A quarter where more starter homes closed pulls the median down while every house in town is still worth a little more than last year.
Zillow says this about its own index in plain terms: median sale prices are “entangled with a changing mix of the kinds of homes that hit the market”, which is exactly what their index is built to strip out. In a market the size of Albany, where a few dozen to a couple hundred homes close in a month, a handful of high-end or low-end sales can swing the median several percent by themselves.
Which one matters depends on your question. Asking what is my house worth? The value index is the steadier read. Asking what are buyers actually paying right now? The sale price is. Both are on this page and both are linked, because anybody who quotes you one without the other is telling you half of it.
How long a listing here actually takes
Redfin puts the median time on market in Albany at 60 days over the three months ending August 2026 (Redfin Data Center — Albany, OR). That number is worth reading carefully, because it is not what most sellers think it is.
Redfin’s clock stops the day you accept an offer — not the day you get paid. After that comes escrow. Zillow tells sellers that “home sales typically require an additional 30- to 45-day closing period before they are officially sold,” and puts the average total time to sell a house in the United States at 47 to 62 days.
