Deschutes County holds about 11,000 seasonal and second homes — more than any other Oregon county by raw count (Census ACS 2020–2024, B25004). Most of those owners are not local, and selling a place you visit twice a year from another state is its own problem.

One thing worth correcting, because it gets repeated: almost none of that is inside Bend. Seasonal housing within Bend city limits is 0.22%. The vacation stock sits in Sunriver, Black Butte and the unincorporated resort land. Bend itself is a place people live.

The widest gap between prices and paychecks in Oregon

Bend's median home value is $718,400 against a median household income of $96,394 — about seven and a half times income, the widest gap of any city we buy in. Thirty-two percent of Bend homeowners with a mortgage now spend 30% or more of income on housing, which is a striking figure for a place with six-figure median earnings.

Redmond is the overflow market, and it is down 7.8% year over year — the steepest decline of any Oregon city we track. Same vintage of housing as Bend, $256,000 cheaper.

The rest of the county

Sisters has the newest housing in Oregon at a 2010 median, and it is the only incorporated town in Central Oregon where second homes are a real share of the market at 10.7%. La Pine is the opposite — only 16.3% of owners are free and clear, the lowest rate anywhere we cover, and 44.2% are cost-burdened.
