Selling a House in Roseburg, Oregon: What the Market Actually Says Right Now

Roseburg’s median is $334,778, homes go under contract in 26 days, and 47.7% of listings have cut their price. Here’s what that means if you’re selling a house in Roseburg, and when a cash sale makes sense.

The short version

If you’re selling a house in Roseburg, Oregon right now, three numbers matter.

The median sale price is $334,778, up 0.7% from a year ago. That’s flat. The typical home goes under contract in 26 days, four days slower than last year. And 47.7% of homes on the market have had a price cut. Those are Redfin’s numbers for the three months ending August 2026.

That last number is the real story in the Roseburg, Oregon housing market. Houses sell here, but usually not at the first price. The average home sells for about 3% under list.

Roseburg is a slower market than Lane County

Same freeway, different market. Here’s Roseburg next to the two biggest cities an hour north, all from Redfin over the same three months:

  • Roseburg: $334,778 median, 26 days on market, homes sell at 97.1% of list, 47.7% of listings cut their price.
  • Springfield: $437,211 median, 18 days, 100.3% of list, 30.1% cut their price.
  • Eugene: $498,920 median, 16 days, 99.5% of list, 35.7% cut their price.

Redfin’s Compete Score, which runs from 0 to 100, puts Eugene at 79, Springfield at 78 and Roseburg at 59. In Eugene, a well-priced house is a race. In Roseburg, it’s a negotiation.

One more sign of where things are heading: Roseburg’s price per square foot is $213, down 7.8% from last year, even though the median price is up slightly. The same money is buying more square footage than it did a year ago.

How long does it take to sell a house in Roseburg?

Start with the median of 26 days to an accepted offer. Add the time from accepted offer to closing, which typically runs 30 to 45 days with a mortgage. That puts a realistic timeline at about two months, 56 to 71 days, from the day the sign goes up to the day the money lands.

That assumes the first price is right. When it isn’t, the listing goes stale, and the price cut that follows rarely brings back the buyers who already scrolled past.

Roseburg’s houses are older, and many are paid off

The Census Bureau’s latest five-year survey describes a housing stock that looks very different from Lane County’s:

Put those together and a large share of Roseburg’s coming sales will be estates and downsizing moves: older owners, older houses, often paid off. Those sales tend to run into the same problems.

Can you sell a mobile home in Roseburg that can’t be financed?

Older houses aren’t the only thing Roseburg sellers run into. In Douglas County, about one in five owner-occupied homes is a mobile home (19.9%). Statewide, it’s 9.0%.

That matters because of financing. Fannie Mae only backs loans on manufactured homes built to the federal HUD standards that took effect June 15, 1976, and the home has to be legally classified as real property on a permanent foundation. An older mobile home generally can’t get a regular mortgage, so the buyer has to pay cash.

That’s exactly the deal I did in Roseburg. Someone who follows me on social media brought it to me. They knew I was in Oregon and registered as a wholesaler, and they didn’t know what to do with it. They walked past the house every day, and one day the owner was outside and said he was selling.

It was a mobile home too old to finance, but it sat on its own land, and that’s how we were able to figure it out. It had to be an all-cash deal. The seller insisted on using a real estate agent. I told him that was fine, but he’d have to cover his own closing costs. I represented myself on the buyer’s side, got it under contract and sold it to a cash buyer on the back end.

We closed in five to seven days. It’s still my fastest close by far.

If you’re selling a mobile home on its own land in Roseburg or anywhere in Douglas County, don’t assume it can’t sell. It probably can’t sell to a buyer with a mortgage. It can sell to a cash buyer, and that kind of sale can close fast.

When listing is clearly right in Roseburg

If the house is in decent shape, you price it to recent sales instead of an online estimate, and you have two months or more, list it with a good local agent. For most houses in that position, listing will net you more than a cash sale. I lay out the math in cash offer vs. listing.

What a cash sale in Roseburg looks like

If you need to sell your house fast in Roseburg, a cash sale skips the repairs, the showings and the commission, and it can close in as little as seven days or on the date you choose. The offer is lower than a retail price by design. You’re trading the difference for time and certainty. Get both numbers before you decide.
